AC system

The highlight of the appliances is the highly efficient 2025 AC equipment that satisfied the requirements of the top tier of City of Tallahassee Utilities' energy efficiency rebates. It will likely save you several hundred dollars a year in electric costs (and maybe more for very high usage). The compressor and air handler were both replaced, as well as the new refrigerant lines installed. The equipment includes (4 Ton) multi-stage TRANE compressor, which is powerful but very quiet. Given Tallahassee climate, with very hot and humid summers on one hand, and winters with days or weeks of below-freezing nights on the other hand, a powerful system that has more than one stage in both coling and heating modes is a great asset.
The outside compreesor unit with a weather/debries protection cap is shown on the photo on the left, where you also see the new refrigerant lines going up the wall and into the attic (enclosed by protective covering). The photo on the right shows TRANE variable speed airhandler. The system was installed in April 2025 by Harper Revell (HR), a reputable local company and authorized TRANE dealer. The Seller arranged that in addition to regular 1-year labor warranty, if the new owner keeps HR maintanence plan, the labor warranty will tranfer to the new owner for the second year, until April 2027, thus providing you with a complete peace of mind when running this beautiful system through all seasons. Of course there is also TRANE 10-year parts warranty. The new system was installed with "bells and whistles" like the central filter at the intake side of the airhandler and purifying (non-ozone) lamp at the supply. Both are optional as far as usage (lamp can be turned off). Current owner uses the large central filer and also low-merv intake filters to keep the intake duct clean.


Water heaters

There are two water heaters, the main tankless Rinnai, and a small Rheem under the kitchen sink. The latter ensures that hot water is immediately available in the kitchen without having to wait for it to make its way from Rinnai. Both are older but have been working like a clock, with no issues. That is particularly impressive for (exterior) Rinnai since despite power outages, hurricanes, and a tornado, it would always resume working on its own (without ever being relit) once the power is back.



Kitchen appliances

Kitchen appliances include Maytag refrigerator, GE dishwasher, Jenn-Air cooktop, and GE built-in microwave and oven (with convection bake). Those are older but also have been working without problems.

Washer and dryer


Samsung smart and efficient washer and gas dryer. Stackable. Energy Star efficiency certification. Bought and installed in 2025.





Ring doorbell camera


Ring doorbell camera setup. In addition to videos of who approaches your door, it serves as intercom and allows you to talk to front-door visitors from your phone. The doorbell/camera is wired.




Redwire security setup

The house is wired with Redwire. If the new owner decides to use their services, you would need to setup/start the account, but not need to do the installation.

Appliances negotiable to be added to the house sale (or to be sold before closing)

Philips Hue base and smart lightbulbs


There is Hue base and about a dozen of smart lightbulbs in the house. Very convenient to set programs, controil them from your phone (or from remote switch), and set desired dimming level or ambiance.


Arlo base and security cameras

Arlo base and about half dozen cameras that are suitable for interior or exterior use. Old generation but work great. The base is compatible with current "essential" series cameras if you want to get more, but not compatible with the latest generation of specialized "pro" series cameras.

Lawn/yard tools

Lawn/yard tools include:

a collection of EGO (cordless) tools, 2 batteries, and 2 chargers. The more efficient larger charger was bought with the more powerful battery used in lawnmower but they can be used interchangeably. The batteries are 10Ah an 5Ah. The tools include lawn mower (self-propelled, brushless motor), leaf blower, hedge trimmer, edger.

Other brands' tools (not pictured) include cordless weed-eater (and a bunch of replacement strings), corded leaf blower (powerful), corded hedge trimmer.

All appliances worked great.




EGO Portable light


EGO potable light that can work with either of the batteries described above. Can be used for days to light the room if there is no power and generator, or, for example, during camping trips. Has USB port to charge a phone or small appliances. The positioning and brightness are adjustable, and which panels are lit can be selected. Folds for convenient storage.




Makita cordless chainsaw kit

Makita XCU06SM1 Lithium-Ion Brushless Cordless (4.0Ah) 18V LXT 10" Top Handle Chain Saw Kit, Teal.
Great to have for small jobs. Used lightly and only occasionally (rarely) by current owner when needed. Battery and charger included.











TOPDON thermal imaging camera

TOPDON TC004 Thermal Imaging Camera, 256 x 192 IR High Resolution 8-Hour Battery Life Handheld Infrared Camera with PC Analysis and Video Recording Supported, 64GB Storage.

Bought by current owner fairly recently with the idea of examining the duct insulation (and improving if needed) but that project was not done due to the move. It may serve as a science project tool to examine objects around or pets and learn the difference in thermal levels. It is interesting to use.
